It's not the time to spend wads of money on high-end kitchens. It's always time to keep your house in tip-top shape just in case your life situation changes and you have to get that house up on the market with no time to waste.

In a word, maintenance. Actually, there are a lot of words that mean maintenance. Vacuuming or washing windows qualifies, as does regularly cleaning your deck and touching up painted surfaces so you can avoid major jobs.

A little bit of work, done regularly, goes a long way.

DECK CLEANING

if you don't want to do the job yourself - especially if it has been a while since the last cleaning - there are companies that will do it for you. Check the Yellow Pages under "deck and patio cleaning," or ask friends or neighbors for recommendations.

A cold, dry winter probably means that if you cleaned the deck last fall, it might need just spot-cleaning and a coat or two of waterproofing, which needs 24 to 48 hours to dry between coats. At least three days of good drying weather should ... click here for more.

TOILET REPAIR

The flapper valve is located in the bottom of the tank. It seals the tank drain until the handle is pressed. When the flush handle is pressed, a linkage from the handle to the flapper valve pulls the stopper up and releases the water into the bowl. If this seal is not tight, leakage may occur.
